Limited Time Only: Sell Now - Don't Wait Until Spring!

77% of all the homes for sale are overpriced. 40% will never sell and 23% sell for 96.4% of asking price in the first 30 days!

It’s the new craze. Have you had one yet? I’m talking about the Pumpkin Spice Latte’, Pumpkin Chai Tea Latte’,  Pumpkin pie, Pumpkin this and Pumpkin that.

I stopped at my local Starbucks this morning, for what else – a Pumpkin Spice Latte’ and the lady behind the counter said this was the 100th PSL of the day and it was only 10am when I got there.

People know that Starbucks will only have their PSL’s from the September until December and that if you want it, you have to get it during that time of year. No questions asked, they will not make it for your in July. The same can be said about the real estate industry.

Like Starbucks, the best is only available for a limited time. That great deal at Macy’s is only available for a limited time only. When fall comes around in the real estate industry all the great homes are only on the market from a limited time only. Here is why: (see attached image for the graph for a visual explanation)

If there are 100 homes for sale in your community, 40 of them will never sell. That means that 60 sold. Of those 60 homes that sold 37 of them sold in an average of 233 days on the market for 80.1% of the original listing price and needed one or more price adjustments in order to meet the markets demand. The other 23 of those 60 homes sold in 30 days for 96.4% of the original list price. Therefore 77 out of every 100 homes on the market in any community are OVERPRICED and never met the demands of the real estate market.

What does this mean? It means that for a limited time only, 23 of every 100 homes on the market are actually for sale. If you are a buyer looking at homes, you only really care about the best of the best homes for you. Your time is important to you and you don’t want to comb through all the “leftover” homes on the market.

If you are a seller and have one of the nicest homes on the street or in the neighborhood there is a awesome chance that if you price your home right it will sell within 30 days leaving the “leftover” homes in the dust.

The fall is a great time to sell your home. Inventory is down and there is a lack of really good homes for sale. Today’s buyer doesn’t want to buy a home and put a lot of work into it. Because winter is on the way, a buyer will choose to buy a home that is move in ready and in need of very little work just to avoid having to carry boxes through the snow.
