Selling Your Home in the Winter of 2012

Home owners looking to sell their properties sooner rather than later, might want to consider putting in some extra effort to make their home for sale stand out from the rest of the competition!

Small changes can make the difference!

A variety of small upgrades and remodels can do wonders for home sellers who are willing to try a new approach to sell their homes.

Some key projects home sellers can do to make their house for sale a much more attractive one to prospective home buyers include caulking small cracks and holes in the walls, trimming bushes, trees and shrubs, adding a coat of paint to the interior or exterior, and pressure washing the driveway.

None of these projects are too labor-intensive but could make a difference in the sale of the home. Home sellers without significant cash on hand may want to focus solely on the smaller plans around the home.

Be Flexible

While home sellers shouldn't give in to every request a buyer makes just to sell their home quicker, homes sellers should be willing to negotiate various terms to move the sale along. Home sellers should be flexible with buyers to get themselves closer to helping them buy their property. Ways home sellers can advance the buying process include offering to help with closing costs and prepaids, and adding in appliances already in the home, as part of the sale.  Being creative with possession and/or lease back terms is another way to "sweeten" the deal!!

Sellers whose homes have been on the market for some time need to regroup wtih their realtor to help figure out ways they can get home buyers to make offers.
